Your Sonoma County Home -

Looked After While You’re Away

WHY WE EXIST

Owning a second home in Sonoma County comes with its own rhythm —

Harvest season, fire season, the vendor who's impossible to reach from out of town, the house that's been sitting empty since your last visit. Keepwell exists to hold all of that so you don't have to. We're the trusted, local presence on the ground when you can't be — so your home is cared for in your absence and ready the moment you return.

Services

Home Watch & Vacant Property Checks

For homes that sit empty for weeks or months at a time, regular in-person visits catch what a camera can't. We check for water intrusion, HVAC issues, pest activity, storm damage, and general wear — and reach you immediately if anything needs attention. Every visit is logged, so you always know exactly when we were there and what we found.

• Scheduled interior and exterior walkthroughs

• Post-storm and post-fire weather checks

• Mail, package, and delivery oversight

• Immediate notification if something's wrong

Vendor & Maintenance Coordination

Sonoma's best contractors, landscapers, and specialists are often the hardest to book — and even harder to manage from a distance. Keepwell maintains relationships with a vetted network of local vendors, schedules and oversees the work, and confirms it's done right before we call it finished.

• Scheduling and on-site oversight for repairs and routine maintenance

• Landscape, pool, and vineyard-adjacent property upkeep

• Vetted vendor network — no researching, no vetting, no chasing invoices

• A single point of contact if something isn't right

Personal Errands & Lifestyle Concierge

Arriving to a home that's truly ready means more than an unlocked door. Keepwell handles the local errands and small logistics that make a visit feel effortless — so your time here is spent enjoying the home, not running around getting it ready.

• Pre-arrival errands, deliveries, and grocery stocking

• Appointment scheduling with local vendors and specialists

• Gift sourcing and local recommendations

• Ad hoc requests before or during your stay — if it matters to you, it's on our list

Event & Guest Preparation

Whether you're arriving for a long weekend or hosting a private gathering for twenty, Keepwell prepares your home ahead of your visit so that you can simply show up. We coordinate the details that make a second home feel ready the moment you walk in — stocked, staged, and warm — without you having to manage a single vendor from out of town.

• Pre-arrival home preparation and stocking

• Coordination with caterers, florists, and event vendors

• Guest-ready staging, from linens to lighting

• Post-visit and post-event reset, so your home is exactly as you left it

Project & Design Management

Renovations, remodels, and design refreshes are hard enough to manage in person — nearly impossible from out of town. Keepwell acts as your eyes and ears on-site, coordinating architects, designers, and contractors, tracking timelines, and making sure your vision is being executed as planned, even when you can't be there to check in yourself.

• On-site coordination between architects, designers, and contractors

• Project timeline tracking and regular progress updates with photos

• Materials, fixtures, and finish selection support

• Walkthroughs and quality checks at key project milestones

ABOUT KEEPWELL

Keepwell was built on a simple idea: a second home should feel effortless, not like one more thing to manage from a distance. We're not a large franchise or call center — we're a small, local team that gets to know your home and your preferences well enough to anticipate what you need before you have to ask.

We work exclusively with second-home owners across Sonoma County — people who love having a home here but can't always be here themselves. Every relationship starts with a walkthrough of your home and a conversation about how you use it, so we know exactly what "ready" looks like before your next visit.

FOUNDER

AMY THUMHART

Amy Thumhart has spent more than two decades earning the trust of Sonoma and Marin County homeowners at some of the most significant moments in their lives — buying and selling their homes, planning their weddings, managing the logistics behind their biggest events.

She started her career as Travel & Event Director for American True, a professional sailing team competing in the America's Cup, where she directed full-team relocations, international logistics, and high-stakes events for a group that had zero tolerance for things going wrong. From there, she founded Thumhart Event Consulting, spending fourteen years planning destination weddings across Napa and Sonoma — coordinating vendors, venues, and every last detail for out-of-town clients who needed someone they could trust completely, from a distance.

For the past decade, Amy has worked as a licensed luxury real estate broker across Sonoma and Marin Counties, guiding clients through some of the largest financial decisions of their lives with the same white-glove, high-touch service she's built her reputation on. That work also built her a trusted network of architects, designers, and contractors — the same network Keepwell now draws on to manage renovations and design projects for clients from a distance.

Keepwell brings it all together. Amy founded Keepwell because she kept seeing the same gap: second-home owners with beautiful Sonoma County properties who couldn't always be there themselves, and needed someone local, known, and trusted to look after things in their absence. It's the same care she's always brought to her clients' biggest moments, now applied to the everyday reality of owning a home from a distance.
